Commercial Energy Performance Certificates

When is a CEPC required?
From the 4th January 2009, a Commercial Energy Performance Certificate (CEPC) must be obtained whenever a commercial building is constructed, sold or rented.

Upon Sale -
For existing buildings that are to be sold, the building owner and selling agent is responsible for ensuring that an EPC is made available to all prospective purchasers at the earliest opportunity.

Upon Rental - 
When buildings are to be rented out, the landlord and letting agent is responsible for ensuring that a valid EPC is made available to all prospective tenants.

Failure to provide the above may result in a penalty of up to £5,000 in addition to delaying exchanging contracts and an EPC will also have to be provided.
